LEASING

We do not consider the act of locating a willing tenant to be the only objective of leasing. Our service is designed to ensure a success oriented Landlord/Tenant relationship by doing the proper work in the beginning.

Here is what you can expect:
The property will not be taken off the market until a lease is signed and deposit paid. We do all the marketing, including a published and mailed rental list, entry on several bulletin boards, newspaper and other advertising. We arrange and perform all showings. We cooperate with many of the local brokers & sales agents for lease showings (paying them a commission for an accepted tenant). Once we receive a completed, signed application, the qualification process begins. We do a background investigation (such as an employment verification), check references and obtain credit reports. Assuming all goes well, we prepare the lease, get all prorations, first month’s rent and security deposit. Our fee of one month's rent will be deducted from the monies collected from the tenant at the lease inception. Prior to possession we will make arrangements to transfer the appropriate utilities and perform a detailed inspection report on the property to document the existing physical condition of the property. We review the Lease, the Landlord Tenant code, and general procedures with the tenant at the time of signing. Any proceeds to be credited or forwarded and copies of documentation will be sent to the owner in about two weeks, completing our Leasing service.


PROPERTY MANAGEMENT
The prime objective of our management service is to minimize the owner's inconvenience while maximizing and maintaining both the income and overall property value. Many of our customers are overseas or corporate transfers that intend to again live in their homes upon returning to the area. For this reason employers frequently recommend our services and reimburse the owners for our fees. Our management service is so successful because of our time proven methods. We handle all communication with the tenants as though it were our own, thus shielding the owner from unnecessary contact with them.

Any expenses, routine payments like mortgages, civic assoc. fees, etc., or random expenses like repair costs are recorded and accounted for on a monthly basis and sent to you in the form of a journal (see sample journal here).

COLLECTIONS
Many owners come to us with a property that they rented out for some time prior to hiring us. Often there are bad experiences and debts owed from the tenants or prior tenants. Our company handles all notices and can handle court procedures in a collection process. We collect on prior judgments on a fee basis.


MAINTENANCE
Our maintenance department is responsive on a 24 hour basis, plus they are professional, technically educated, licensed and insured. They have a broad basis of both basic and specialized fields. Anything beyond the scope of our maintenance staff's individual scope is contracted out to proven reliable and fair independent contractors.

We take all maintenance calls from extermination to broken pipes. Because we have our own maintenance crew, we are able to fix/repair many things in a cost/time effective matter.

As a full service, fully licensed Realtor, our Home Management Specialists, as well as other members of the company, are more than qualified to help you develop a plan of purchase to find an investment property to suit your needs. Whether interested in renting, leasing, selling, buying, or residing in the home, we can help our clients understand the options available and which are most beneficial to their investments. These rates also apply to services provided not within the bounds of our signed management contract.

Our rates are as follows:

Bookkeeping / Administrative $50-$75 / hour + exps 1 hour min, thereafter 1/4 hr periods
Accounting $75 / hour 1 hour min, thereafter 1/4 hr periods
Collections / Administrative $75 1 hour min, thereafter 1/4 hr periods
Minor Administrative / Spanish Translation $45 / hour 1 hour min, thereafter 1/4 hr periods
Head of Maintenance / Mechanic $55-$70 / hour 1 hour min, thereafter 1/4 hr periods
